Multi-Family Inspections

After negotiating the purchase of a new multifamily rental property, one of the last steps is the property inspection. This must occur during the due-diligence period, and the goal is to ensure that your purchase is a good investment. If you find something on the inspection, you have the legal right to walk away from the property, so the inspection must be thorough.

Multi-family homes, such as duplexes and small apartment buildings, can be suitable investments, but these buildings have additional inspection needs than single-family dwellings. For one thing, there are usually multiple sinks and toilets, all of which could potentially leak. You often also have numerous mechanical systems, such as two or more furnaces and two or more water tanks. Central systems, like boilers and central air conditioning, need to be adequate to supply all units.
